We look at one of the most common questions posed to our underwriters.
Q: What information is required to provide a quote for a development site?
A: All enquiries relating to development sites are different, but in general, our underwriters require the following information:
- Type of cover required and the property address/postcode
- Who requires cover – a housing developer, green energy provider, utility companies etc.
- Current and proposed use of the land.
- Copies of title registers, plan, and relevant deeds/documents.
- Policy limit and what this represents – this is usually based on the full market or developed value, but sometimes it can reflect the estimated maximum loss for the area of the site affected, or include an amount for more specific losses e.g. delay costs and contract penalties.
- Confirmation of whether cover is required on a pre-planning basis, or if outline planning permission has been obtained for the development.
- The planning application number for post-planning enquiries, so we can check the planning portal details for details of local reaction etc.
- Site development plans, if available.
- Presentation of any other material facts which are or may be relevant to the proposed insured risk, and site in question.
Once we’ve received an enquiry, our underwriters will then do further research of their own, using various online resources such as Land Registry data, maps and street views, and planning portals. We’ll find out as much as possible about the site, so that we only ever need to request information from you that we can’t check ourselves.
