We are pleased to announce a new policy, developed to assist when access to an existing residential property benefits from a dropped kerb, or ‘vehicle crossover’ constructed over an adopted pavement or verge, but with no formal consent from the local authority.
The new policy covers buyers and their lenders against the cost of defending and complying with enforcement action by the local authority, and reduction in market value if use is subsequently prevented and the crossover can no longer be used. The policy can also be combined with lack of planning cover for residential properties where planning consent should also have been obtained for the dropped kerb; for example, where the property is a flat, or on a classified A, B or C road.
