It pays to go direct
At Countrywide, our specialist underwriters tackle thousands of legal indemnity enquiries every week, and many of these involve the range of title issues that can impact commercial property transactions.
Whether your transaction needs a straightforward search policy for the refinancing of a commercial office building, or it involves a planned mixed-use development on land affected by restrictive covenants that could be breached by the change of use, we can help. Our experienced underwriting team is the largest in the market. We also offer the widest range of products, enabling us to provide cover tailored precisely to your clients’ needs – however common or complex the title defect may appear.
It’s why we are trusted by commercial property lawyers across the country.
We can provide cover required by:
- Major housing developers, service providers and planning promoters on multimillion-pound development sites
- Key clients acquiring large, high-value commercial premises, including shopping centres, retail parks, supermarkets and large office buildings
- Green/clean energy providers on new solar panel sites, electric vehicle charging sites and battery storage facilities
- Housing associations acquiring or refinancing housing portfolios
Two’s company, three’s a crowd
We know that some legal professionals choose to submit their enquiries to a broker. However, in our experience they slow things down and, in some cases, even confuse matters. That’s why we now deal exclusively with law firms which means that to obtain a quote from Countrywide, you’ll need to come to us directly. And there are clear benefits to firms and their clients in doing so.
Firstly, you’re not relying on a third party to interpret the relevant title defect information correctly and relay it to an insurer. By disclosing all material facts straight to our experienced underwriters, nothing is missed out or overlooked, so the quote we provide is tailored precisely to your clients’ needs.
Then there’s the policy itself. All policies issued by Countrywide are placed with Liberty Legal Indemnities, an ‘A’ rated insurer. This rating is particularly important for policy holders due to the long-term nature of the cover we provide, and the large potential liabilities that are insured. We never charge arrangement fees for issuing a policy, no matter how small the premium may be. Nor do we cherry pick the multi-million pound deals and turn away other enquiries. Others do.
The benefits of dealing directly with Countrywide continue long after the policy has been issued too. Should your client ever need to make a claim, our hugely experienced, in-house claims team handle all claims on Countrywide’s policies, managing the entire process for the policy holder.
Still thinking of using a broker? Why not send the details of your next case to us at the same time – you might be pleasantly surprised by the difference going direct can make. Call our underwriting team directly on 01603 617617, or email us at enquiries@cli.co.uk.
